Overview

The package reviewed is 37 pages and includes the board application form, personal financial statement, attached tax documents, bank and brokerage account statements, pay stubs, credit reports for both applicants, and reference and verification letters. Findings below follow the checklist on page 2 of the package and cite the specific page each issue appears on.

Redactions

Full Social Security numbers are visible unredacted on page 12 (personal financial statement) and page 18 (a page of the attached tax return); both should be redacted to the last four digits. Bank and brokerage account numbers appear unredacted on pages 20–22 of the attached statements. Credit reports on pages 30–31 redact correctly throughout.

Application form completeness

The board application form is complete except for question 7 (pet policy acknowledgment) on page 4, which is left blank.

Financial statement accuracy

Total assets on the financial statement (page 16) are listed as $412,000, but the sum of the itemized lines is $398,500 — a $13,500 discrepancy. The total liabilities line is correct. Applicant name and property address on the financial statement match the application form.

Financial statement vs. bank and brokerage statements

The financial statement (page 13) lists a checking account balance of $84,200, but the attached statement for that account (page 24) shows a balance of $81,900 as of the same date — a $2,300 discrepancy worth confirming with the applicant before submission. All other account balances reconcile.

Pay stubs

[Applicant A]'s most recent pay stub (page 28) is dated two weeks before the financial statement date and is current. [Applicant B]'s most recent stub on file (page 29) is dated six weeks before the financial statement date — confirm a more recent one isn't available.

Credit reports

A credit report is included for each applicant — [Applicant A] (page 30) and [Applicant B] (page 31) — both pulled within the last 45 days and issued by Experian. The package's own checklist doesn't state a freshness requirement, so both fall well within the default 90-day threshold.

Reference and verification letters

2 personal reference letters (pages 32–33) and 2 professional reference letters (pages 34–35) are included, all signed and dated within the last 60 days. An employer verification letter is present for each applicant (pages 36–37), signed and dated. No current landlord reference letter was found in the package for either applicant.

Findings summary
